When you need one
When the price paid is not the figure that counts
Capital gains tax is charged on the gain between a starting value and a disposal value. Where either one is not a straightforward sale price, HMRC expects it to be set by a market valuation at the right date, and the Valuation Office Agency can check it.
You inherited the property
Your starting value for capital gains tax is the value at the date of death. If no formal valuation was done for probate, or only an estate agent figure exists, a retrospective valuation sets it properly.
You gave it away or transferred it
A gift to a family member, or a transfer into a limited company or a trust, is treated by HMRC as a sale at market value on that day, even when no money changes hands.
You have owned it since before April 1982
The gain on property held at 31 March 1982 is measured from its value on that date, not from what was paid for it. We value it as at 31 March 1982.
You live outside the UK
Non-UK residents can usually measure the gain on a UK home from its value at 5 April 2015 rather than the original price. We value it as at that date.
