GIA
Gross Internal Area
Total area within the external walls — used for industrial, warehouse, and some retail properties. The standard basis for rating assessments.
NIA
Net Internal Area
Usable floor area excluding structural elements and common parts. Used for offices and retail in lease negotiations and rent reviews.
GEA
Gross External Area
Total area measured to the outer face of external walls. Used for residential development valuations and planning applications.
IPMS
IPMS Standards
International Property Measurement Standards — the RICS framework for consistent, transparent measurement across all property types.
