Our approach

How we handle your rent review

✓

Open market assessment

We assess the current open market rental value of your property using comparable lettings evidence, market knowledge, and RICS-compliant methodology.

✓

Comparable evidence

We research and analyse recent lettings of comparable properties to build a robust evidential case for the rent you should be paying, or receiving.

✓

Negotiation on your behalf

We engage directly with the other party's surveyor to negotiate a fair outcome. Most reviews settle by agreement without the need for third-party determination.

✓

Dispute resolution

Where agreement cannot be reached, we guide you through the appropriate dispute resolution mechanism specified in your lease: arbitration or independent expert.

Important: Act before your review date. Many leases have strict time limits for triggering a review, and delays can result in you losing the right to challenge an inflated rent.

Who we act for

One instruction, one side, one figure backed by evidence

The other party's agent or surveyor acts for them, and their opening figure is a negotiating position, not a valuation. Our report gives you your own position: the open market rent at the review date, evidenced by comparable lettings, prepared by a RICS regulated firm that is accountable for its advice.

If you are the tenant

✓

Your landlord has proposed an increase and you want to know whether the figure is supported by the market.

✓

You want an evidenced counter position before you agree anything, or before the review goes to a third party.

✓

You run a single shop, cafe or unit and need the cost of the review to be clear before you commit.

If you are the landlord

✓

You want the reviewed rent to reflect current lettings in the area, not the figure agreed in a weaker market.

✓

Your tenant has rejected the proposed rent and you need an independent report to move the review forward.

✓

You hold several units and want reviews handled consistently, with a report you can rely on at arbitration.

Common questions

Frequently asked questions

What is a rent review?

A rent review is a clause in a commercial lease that allows the rent to be revised at agreed intervals, typically every 3 or 5 years. Most reviews are upward-only, meaning the rent can only increase or stay the same. The new rent is usually assessed on the basis of open market rental value at the review date, and both landlord and tenant are entitled to appoint their own surveyor.

Do I need a surveyor for a rent review?

Yes. Unless the property is very straightforward and you are comfortable negotiating directly. An experienced rent review surveyor will assess the open market rent, identify comparable evidence, and negotiate a fair outcome on your behalf. The cost of a surveyor is almost always recovered through a better negotiated outcome. We act for both landlords and tenants.

What if we cannot agree on the new rent?

If the landlord and tenant's surveyors cannot agree, the dispute is referred to an independent third party, either an arbitrator or an independent expert, as specified in the lease. We can guide you through the appropriate procedure and represent your interests throughout.

How is the open market rent calculated?

The open market rent is assessed by reference to comparable lettings: similar properties that have been let in the open market at or around the review date. Adjustments are made for differences in size, condition, location, lease terms, and any incentives given. Our surveyors have detailed knowledge of rental values across London and the South-East.

How much does a rent review cost?

The report fee is 7.5% of the annual passing rent plus £185 for every 500 sq ft of floor area, with a £1,500 minimum. Enter the rent and the size on the form on this page and you will see your figure straight away, with no obligation. Negotiation with the other side is optional and charged separately, only on the result we achieve for you.

What has changed for leases signed in 2020 and 2021?

Many leases agreed during the pandemic were let at rents below the longer-term trend, so their first review is now producing large proposed changes on both sides. The review should reflect the open market rent at the review date, no more and no less, and the only reliable way to establish that is comparable evidence. Whether you are the landlord or the tenant, a figure backed by evidence is the one that survives negotiation or a third-party determination.

Can you act for both landlord and tenant?

No. To avoid conflict of interest, we act for one party only per instruction. We act regularly for both landlords and tenants and can advise you on which side of a review we are available to assist with.
