A dated, photographic record of your house or flat before the works start next door, or before your own project begins. If a crack appears once the builders are in, the schedule settles who is responsible by evidence rather than argument.

When you need one

Taken before, not after

Your neighbour is building

A loft, a rear extension, a basement, a chimney breast coming out. Under the Party Wall etc. Act 1996 the condition of your property should be recorded before the works start, and the building owner normally pays for it.

Before your own works

If you are the one building, a schedule of the neighbouring property protects you. When a crack is blamed on your builders six months later, you can show it was already there.

Licence to alter

Renovating a flat? The freeholder or managing agent will usually make a Schedule of Condition a condition of consent: the flat below or beside you, plus the common parts your builders will pass through. We record exactly what the licence asks for, so consent is not held up.

Start or end of a tenancy

An independent record of the condition of a house or flat at handover, so deposit and repair questions at the end are settled by the record rather than memory.

Fees

Fixed by the size of the property

No hourly rate, no estimate that grows. Tell us the number of bedrooms and the fee is set. Externals, boundary walls and outbuildings are included as standard, and the fee covers two visits: the record before the works start, and a second inspection after the works are finished if you ask for one.

Flat, or 1 to 2 bed house

£620

Purpose built and converted flats, maisonettes, and smaller houses.

3 to 4 bed house

£720

The typical London terrace or semi. Every room, the roof space, and the external elevations.

5+ bed, basement, or listed

£820

Large houses, basement schemes next door, and listed or period buildings that need more recording.

Both sides of the party wall on the same visit: second property at half fee. Common parts for a licence to alter (lobby, hallway, stairs) are priced alongside the neighbouring flat. The post-works visit is included when requested, so you are not paying again to find out whether anything has changed. Listed buildings with real complexity may need a bespoke figure, and we will tell you before you commit.

What we record

Room by room, element by element

External

Roof coverings, chimneys, walls, pointing, lintels, windows and doors, rainwater goods, boundary and garden walls, paving, and outbuildings where the works could affect them.

Every room

Ceilings, walls, floors, skirtings, joinery, decorations and fittings, described element by element with the condition on the day.

The shared structure

The party wall and chimney breasts on both floors and in the roof space, where the works next door bear directly on them.

Existing defects

Every crack, distortion, damp stain, previous repair, and worn finish, photographed and located so there is no argument later about whether it was new.

The schedule records what is visible on the day. Fitted furniture, floor coverings and belongings limit what can be seen, and the report says so, which is what makes it fair to both sides and credible if it is ever tested.

The schedule is sent to you, and where there is a party wall award it is attached to it and agreed between the surveyors. When the works finish, ask us back and we compare the property against the record, included in the fee.
